ESG warehouses for rent in Hungary

ESG warehouses are Class A buildings whose environmental, social and governance qualities are documented, usually with a BREEAM certificate and data a tenant can use in its own sustainability reporting. They suit international companies whose group sets ESG requirements for every site it leases.

What ESG means for a warehouse

ESG stands for environmental, social and governance criteria. For a tenant, an ESG warehouse is one where the landlord can show, not just claim, that the building performs:

  • Environmental: a sustainability certificate such as BREEAM (rated Pass to Outstanding), low energy use, solar panels, LED lighting, heat pumps, EV charging and water saving. See also green warehouses.
  • Social: public transport for staff, safe and pleasant break areas, daylight, bicycle storage and amenities nearby.
  • Governance: transparent energy and water data, green lease clauses that commit both sides to share consumption data and improve it, and a landlord that reports to recognised standards.

Large groups increasingly need this data for their own reports under EU rules on sustainability reporting, so a certified building with metered data saves work.

Why it matters now

In a 2026 interview, the sales head of the developer WLP Hungary said that ESG had moved from conferences to concrete tenant demands, and that more logistics providers and multinationals consider only buildings rated BREEAM Very Good or Excellent. Electric charging and automation-ready halls come up in negotiations as a matter of course.

Where you find them

ESG-listed buildings are all Class A, and most are large:

  • East Gate Business Park and East Gate PRO in Fót, at the M0/M3 junction.
  • CTPark Budapest West in Biatorbágy, on the M1.
  • Airport City Business Park in Vecsés, by the airport.
  • Login Business Park near the Megyeri Bridge, ÚjbudaOne in Buda, and the new Faedra parks, inside Budapest.
  • CTPark Arrabona in Győr and Waberer's Ecser Logistics Park by the airport.

Rents are mostly around 5.5–6.5 €/m²/month, a little above the average for new halls, and units start at a few hundred square metres in the city and a few thousand in the big-box parks.

What to ask the landlord

Ask for the certificate (scheme, level and date), whether it covers the finished building or only the design, and whether an in-use certificate is planned. Ask which consumption data you will receive and how often, how the solar output is shared, and whether the lease includes green clauses. If your group reports under EU taxonomy rules, ask whether the building has been assessed against them.

Frequently asked questions

Is an ESG warehouse the same as a green warehouse?

Not quite. A green warehouse is energy-efficient; an ESG warehouse also documents social and governance aspects and gives you data for reporting.

Do ESG warehouses cost more?

Rents are slightly higher than average, but lower energy use and service costs can offset the difference.

Are there ESG warehouses inside Budapest?

Yes, a few, for example near the Megyeri Bridge and in Buda. Most are in the parks along the M0.
