Warehouses for rent in and around Budapest

Budapest and the towns within about 46 km of it form Hungary's main logistics market: the main motorways start here and meet the M0 ring road around the capital. Choose the side of the Danube and the sector your trucks and customers point to, then compare big-box parks at the ring with smaller city halls inside it.

One market, five sectors

A warehouse address around Budapest is chosen by the motorway it faces and the side of the Danube it stands on, so the market splits into five sectors, each made of the city's outer districts (kerület) and the towns beyond them:

  • North Pest: Újpest, district 15, Fót, Dunakeszi and Vác, on the M2 and M3 and at the Megyeri bridge.
  • East Pest: the airport zone of Vecsés, Üllő and Ecser, Maglód and Kőbánya, along the M4, road 4 and the eastern M0.
  • South Pest: BILK in Soroksár, the Csepel freeport, Gyál, Alsónémedi and Szigetszentmiklós, on the M5 and M51.
  • South Buda: Újbuda, Budafok-Tétény, Budaörs, Törökbálint, Biatorbágy and Páty, where the M1, M7 and M6 meet the M0.
  • North Buda: a few mixed sites in Óbuda, Pomáz and Pilisvörösvár, the one sector the M0 only touches, at Budakalász.

The county's supply alone, without the capital and with the towns beyond the ring, is on the Pest County page.

What the stock looks like

The range is wide: from a storage room of a few square metres in a city building to single parks of around 200 000 m², such as CTPark Budapest East near the airport, HelloParks Páty on the M1 and BILK, the intermodal logistics centre in Soroksár. About half the listed buildings are Class A (modern halls with 10–12 m clear height, dock doors and sprinklers); the rest are Class B, older but cheaper and often closer to customers.

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Add the service charge and VAT.

The market in 2026

According to the BRF's figures for Q2 2026, Budapest and its surroundings hold 4 179 890 m² of modern industrial and logistics space out of 6 510 150 m² in Hungary, and vacancy here fell to 14.8%, against 10.5% in regional Hungary. Most leases were again signed in big-box parks, and the quarter's largest deal was a 45 750 m² pre-let at CTPark Vecsés. For a tenant, a vacancy rate near 15% means choice and room to negotiate rent-free months or a fit-out contribution.

Choosing a sector

  • National distribution or a 3PL hub: a park at an M0 ring road junction, so the whole motorway network is reached without driving through the city.
  • Air cargo and courier work: the airport zone in East Pest.
  • Rail or river freight: BILK's container terminal and the Csepel freeport, both in South Pest.
  • Western Hungary, Austria, Lake Balaton: South Buda, on the M1 and M7.
  • Last-mile delivery: a smaller hall inside the city, on the side of the Danube your customers are on. Heavy trucks usually cross the river on the M0's two bridges, the Megyeri in the north and the Deák Ferenc in the south; most city bridges lead into Budapest's weight-restricted zones, where a lorry above a zone's limit needs a permit.

Frequently asked questions

Is it cheaper to rent outside the city limits?

Not always. The big parks just outside Budapest ask rents similar to those inside, for newer and larger buildings; the cheapest space is usually older Class B stock in Pest.

Which side of the Danube should I choose?

The Pest side holds most of the stock and the airport and faces east and south; the Buda side faces Vienna, Lake Balaton and Pécs and has less, but often newer, space.

How long are warehouse leases around Budapest?

Big-box parks usually ask for five years or more; smaller city units are often let for three years.

Is there space available quickly?

Often, yes. With vacancy near 15%, several parks have finished halls standing empty, while others build to order for a pre-let.
