Green warehouses for rent in Hungary

Green warehouses are energy-efficient buildings with lower running costs and, in most cases, a sustainability certificate such as BREEAM. In Hungary they are mostly new big-box halls in the logistics parks around Budapest's M0 ring road, with a growing number in regional cities.

What makes a warehouse green

A warehouse listed here as energy-efficient has features that cut its energy use and emissions. The most common are:

  • Insulation and airtightness: well-insulated walls, roof and dock doors with seals, so a heated or cooled hall loses less energy.
  • LED lighting with sensors: lights that switch on where people work, often with daylight from skylights.
  • Efficient heating: dark radiant heaters or heat pumps in place of old gas blowers.
  • Solar panels on the roof, which lower the tenant's electricity bill where the landlord shares the output.
  • EV charging for staff cars and, increasingly, for electric vans and trucks.
  • Water saving and green surroundings, which count towards certification.

Many of these buildings hold a BREEAM certificate (the British green building standard, rated from Pass to Outstanding) and some an EU taxonomy verification. For buildings that also report social and governance criteria, see ESG warehouses.

Why tenants ask for it

Developers report that sustainability has moved from a conference topic to a lease requirement. In an interview published in 2026, the sales head of WLP Hungary said that more and more logistics providers and multinationals will only consider buildings rated BREEAM Very Good or Excellent, and that tenants now ask regularly about automation, electric charging and ESG criteria. A green building also helps a tenant whose group reports its carbon footprint, and its lower energy use shows in the service charge.

Where you find them

The largest green parks are around Budapest: HelloParks Páty, whose first halls are rated BREEAM Outstanding, HelloParks Fót, HelloParks Maglód, CTPark Budapest East in Üllő and CTPark Budapest Vecsés by the airport. Outside the capital, CTPark Arrabona in Győr and the Intertranscoop site there are examples. Several large buildings are under construction, so pre-lets are possible.

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Browse by location: Páty, Fót, Üllő, Vecsés and Győr.

What to check

Ask for the certificate itself, not only the target: a building "designed to BREEAM Excellent" is not yet certified. Check whether the certificate covers the design or the finished building, and whether it is valid for the part you lease. Ask how the solar output is shared, which metering the tenant gets, and whether the lease has "green clauses" that oblige both sides to report energy and water use.

Frequently asked questions

Are green warehouses more expensive to rent?

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Lower energy and service costs can make the total cost lower.

What is the difference between BREEAM and LEED?

Both rate a building's sustainability. BREEAM, from the UK, is the most common in Hungarian logistics parks; LEED, from the US, appears less often.

Can I get a green building outside Budapest?

Yes, in Győr, Kecskemét and a few other regional cities, though choice is narrower than around the M0.
