The airport and the eastern M0

The sector stretches along the M0's eastern arc, from Kőbánya (district 10) and Rákosmente (district 17) out to the towns beside the airport. Three roads shape it:

  • The M0, which links the airport zone with the M5 to the south and the M3 to the north;
  • The M4, which starts by the airport, crosses the M0 at Vecsés and runs east past Cegléd and Szolnok; it is four-lane as far as Kisújszállás since December 2025;
  • Road 4 (Üllői út), the old main road from central Budapest past the airport, and the M31, which links the M0 at Nagytarcsa with the M3 at Gödöllő.

Liszt Ferenc International Airport and its cargo area sit in the middle of the sector, and the Budapest–Cegléd railway stops in Vecsés and Üllő, which helps shift workers reach the parks.

The parks

East Pest has the largest buildings of any sector around Budapest: the typical scheme here is a big-box park measured in tens of thousands of square metres.

  • Vecsés: CTPark Budapest Vecsés, where the BRF recorded the largest lease of Q2 2026 around Budapest, a 45 750 m² pre-let; Airport Vecsés, under construction; and Airport City Business Park near the junction of road 4 and the airport road, with an on-site customs office.
  • Üllő: CTPark Budapest East, about 200 000 m² across several halls, and VGP Park Budapest Aerozone on the border with Vecsés, about a kilometre from the airport.
  • Ecser and Maglód: Waberer's Ecser Logistics Park, CTPark Budapest Ecser and HelloParks Maglód, a large energy-efficient park still being extended.
  • Inside the city: older Class B space in Kőbánya, district 10, district 17 and district 18, such as Lőrinci Raktárbázis.

Rents

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Several of the large parks have new halls standing vacant or being built speculatively, so incentives are negotiable. Most of the stock is Class A, much of it energy-efficient; the big parks usually let from 2 000–5 000 m².

Who it suits

Air freight forwarders, courier and parcel networks, e-commerce fulfilment, 3PLs running several clients from one hub, and distributors heading east towards Szolnok, Debrecen and Romania. For the M5 and rail freight, compare South Pest; for the M3, North Pest.

Frequently asked questions

How close are the parks to the airport's cargo area?

The nearest parks in Vecsés and Üllő are about a kilometre from the airport; the cargo area, on the Vecsés side, is a few minutes away by road.

Can staff reach the parks by public transport?

Mostly yes: the Budapest–Cegléd railway stops in Vecsés and Üllő, and bus lines from Kőbánya-Kispest serve the parks.

Is there small space in East Pest?

Less than elsewhere. Units under 1 000 m² are found mainly in Vecsés and in the city districts.
