An industrial city on the M7
Székesfehérvár sits on the M7 between Budapest and Lake Balaton, with main roads 7 and 8 leading south-west and west towards Veszprém and Austria. Several railway lines meet in the city, and Budapest is about 50 minutes away by truck. It has one of the strongest industrial traditions in Hungary: electronics contract manufacturing, aluminium processing and the former Ikarus bus works, now an industrial park.
What you find here
- LogStar Park Fehérvár M7, on the city's southern edge (administratively in neighbouring Szabadbattyán), is a large new park a few minutes from the M7, with a railway line close by. Its first hall is being built; units of 1 000 to 20 000 m² are on offer.
- Ikarus Székesfehérvár industrial park on Vásárhelyi utca offers Class B space in a large former factory, suitable for production and storage, often at lower rents.
- PXG Business Park on Bárándi utca and the m59 Business Park on Zsurló utca offer smaller modern halls of around 8 000–10 000 m².
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. A few landlords quote in forints.
What to check before signing
In a former factory hall, ask about the floor load, the column grid, the height under the crane rails or roof trusses, and whether the heating and the electricity supply are metered separately for your unit. In a new park, compare the service charge, the dock-door ratio and the share of office space included in the rent, and how long the landlord needs to fit out a hall that is still being built.
Who it suits
Manufacturers and their suppliers, companies distributing to western Hungary and the Balaton region, and firms that want a large hall at a regional rent within an hour of Budapest. The city has a deep pool of factory workers, though the large employers compete for them. For other locations on the M7 and M1 corridor, see Törökbálint, Biatorbágy and Győr.
Frequently asked questions
How far is Székesfehérvár from Budapest?
About 65 km, roughly 50 minutes by the M7.
Why is LogStar Park listed under Székesfehérvár?
It lies just outside the city boundary, in Szabadbattyán, but is part of the city's industrial zone. The local business tax there is lower than in the city.
Can I rent a large hall at a low rent?
Yes. Former factory sites such as the Ikarus park offer large Class B halls, often at lower rents than a new big-box park.
