Warehouses for rent along the M7 motorway

The M7 links Budapest with Székesfehérvár, Lake Balaton and Croatia, running on to Zagreb and the Adriatic ports. Its warehouses are concentrated at the Budapest end in Budaörs, Törökbálint and Újbuda, and in the manufacturing city of Székesfehérvár, with smaller markets at Lake Balaton and Nagykanizsa.

The corridor

The M7 leaves Budapest together with the M1 through Újbuda (district 11) and separates from it at Budaörs, crossing the M0 ring road a few kilometres later, at Törökbálint. It continues past Érd and Martonvásár to Székesfehérvár (about 65 km), along the southern shore of Lake Balaton and on to Nagykanizsa and the Croatian border at Letenye, where Croatian motorways lead on to Zagreb and the port of Rijeka. It is Hungary's main road to Slovenia and Croatia and, in summer, its busiest holiday route, which is worth remembering when planning summer weekend deliveries.

The Budapest end

Most of the corridor's stock is here, where the M7 meets the M1 and the M0:

  • District 11: city warehouses on Hunyadi János út and Vegyész utca: Lurdy Raktárbázis, Hunyadi J. út 162., Dan Üzleti Park and ÚjbudaOne, from units of a few dozen square metres to halls of several thousand.
  • Budaörs: the Antana business park and the BITEP estate on Gyár utca, mid-sized halls with offices.
  • Törökbálint: the DEPO estate, one of Hungary's oldest logistics locations, with rail sidings and modest rents.
  • Érd and Martonvásár: smaller sites on the M6–M7 side of the ring.

Székesfehérvár and further south-west

Székesfehérvár has a long manufacturing history in electronics, aluminium and vehicles. Its market ranges from LogStar Park Fehérvár M7, a large park being developed by the motorway just south of the city, in Szabadbattyán, to big older halls such as the Ikarus industrial park, and the PXG business park. Further on, Balatonboglár serves the Balaton region, and Nagykanizsa, the last large town before Croatia, offers Class A halls at low rents, including a warehouse fitted out for lithium-ion battery storage.

Rents and buildings

The M7 is a mixed corridor with more Class B than Class A space. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Units start at a few dozen square metres in the city schemes.

Who it suits

  • distributors serving south-western Hungary, Lake Balaton, Slovenia and Croatia;
  • suppliers to Székesfehérvár's manufacturers;
  • trade and service firms delivering to Buda from Budaörs or Újbuda;
  • tenants that need an affordable hall quickly at Törökbálint.

The M1 corridor shares the Budapest end.

Frequently asked questions

Is the M7 good for reaching Croatia?

Yes. From Budapest it is about 230 km to the border at Letenye, and Zagreb is about an hour beyond.

Where is the cheapest space on the M7?

At Törökbálint's DEPO estate near Budapest and in the regional towns, Székesfehérvár's older halls and Nagykanizsa.

Is there new Class A space in Székesfehérvár?

Some. LogStar Park Fehérvár M7 is being developed by the motorway just south of the city, beside older industrial parks.
