Warehouses for rent in North Buda

North Buda covers Óbuda, Budapest's district 3, and the towns north and north-west of it towards Szentendre, the Pilis hills and Esztergom. It is a small market of mixed warehouse and office sites, not a logistics zone, and suits companies that need to serve north Buda and the Danube Bend.

A small market off the ring

North Buda is the one sector around Budapest the M0 ring road reaches only at its edge, in Budakalász: its western section between the M1 and road 11 has never been built. Traffic leaves the area on three routes:

  • Szentendrei út (road 11) north along the Danube to Budakalász, Szentendre and the Danube Bend, and south to the Árpád bridge and Pest;
  • Bécsi út (road 10) north-west to Pilisvörösvár and Dorog;
  • the M0's Megyeri bridge, which starts at road 11 in Budakalász and crosses to Újpest, linking the area with the M2, the M3 and the rest of the ring.

So a site here is about local reach, not national distribution. The Pest side's motorways are 15–30 minutes away over the Megyeri bridge, and the M1 is reached on city roads through Buda.

What is on offer

The stock is small and mixed, mostly halls with offices on the same plot:

  • Óbuda, district 3: Aquincum Logisztikai Park on Szőlőkert utca, a warehouse beside an office block, five minutes' drive from the Árpád bridge; a complete industrial site to let on Ipartelep utca in the north of the district; Börze Kereskedőház on Bécsi út.
  • Pomáz: a Class A hall of about 3 000 m² in the town's industrial area, off road 11.
  • Pilisvörösvár: LAKI Logisztikai Park, a new park of about 7 600 m² under construction off road 10, for the Pilis towns and the Dorog area.
  • Bajót, near Esztergom at the far edge of the area, with a single hall for regional storage.

Buildings range from about 1 000 to 8 000 m², and some units are only a few hundred square metres. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list.

Who it suits

  • wholesalers, trade counters and service companies whose customers are in Óbuda, Békásmegyer, the Buda hills or Szentendre;
  • businesses that want storage and a sales office under one roof;
  • companies that need an occasional crossing to Pest, which the Megyeri bridge makes easy.

For modern big-box space on the Buda side, look at South Buda on the M1 and M7; for the M2 and M3 just across the river, North Pest.

Frequently asked questions

Is North Buda connected to the M0?

Only at its edge: the M0's northern section starts at road 11 in Budakalász and crosses the Megyeri bridge to Pest. There is no M0 towards the M1.

Do lorries need a permit to reach Óbuda?

Szentendrei út and Bécsi út carry heavy traffic, but check the Budapest weight zone of the exact address before you sign.

Can I find a large warehouse here?

Rarely. The largest buildings are around 6 000–8 000 m²; for bigger buildings, South Buda or North Pest offer far more choice.
