Warehouses for rent along the M5 motorway

The M5 runs from Budapest's south-eastern edge across the Great Plain to Kecskemét, Szeged and the Serbian border. Its warehouses sit at two ends: the BILK intermodal centre and the parks around the M0 junction south of the capital, and the car-industry market around Kecskemét.

The corridor

The M5 starts on Budapest's south-eastern edge, passes Gyál and meets the M0 ring road near Gyál and Alsónémedi. From there it runs south through Ócsa and Újhartyán to Kecskemét (about 85 km), Kiskunfélegyháza and Szeged (about 170 km), and on to Röszke on the Serbian border, a main road crossing for freight to the Balkans and Turkey. At Kecskemét the M44 expressway leaves towards Békéscsaba.

The Budapest end

  • Soroksár, district 23: BILK, the Budapest Intermodal Logistics Centre, with its own M0 exit, Class A halls, Waberer's contract logistics and a rail-road container terminal; also older halls on Szentlőrinci út. See district 23.
  • Kispest and Pestszentlőrinc (districts 19 and 18): city warehouses such as Alfa HUB Business 19 and Lőrinci Raktárbázis, at modest rents, for delivery into Pest.
  • Gyál: the M5 Gyál Business Park and the Gorcsev Iván utca parks, Class A, several with logistics services.
  • Alsónémedi: HelloParks Alsónémedi, a large energy-efficient hall a few kilometres from the M0–M5 junction.
  • Újhartyán: further out on the motorway, for tenants who want lower land costs.

From here the airport is 15–20 minutes away on the M0, and the Danube crossings to the Buda side are on the same ring.

Kecskemét and the south

Around the Mercedes-Benz plant in Kecskemét a regional logistics market has grown: IGPark Kecskemét Dél on Daimler út, the Katonatelepi industrial park and VGP Park Kecskemét. Further south, Kiskunfélegyháza and Szeged offer smaller Class A buildings, including the Szeged industrial logistics centre on Dorozsmai út. Szeged is the last city before the Serbian border.

Rents and buildings

The M5 is one of the cheaper corridors. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Buildings range from small storage units in the city to BILK's estate of over 150 000 m².

Who it suits

3PLs and forwarders that want rail freight at BILK, national distributors covering the Great Plain, companies trading with Serbia and the Balkans, and suppliers to the Kecskemét plant. For more of the area south of Budapest, see South Pest.
