Class A warehouses for rent in Hungary

A Class A warehouse is a modern logistics building built to the specification international tenants expect: high clear height, strong floors, plenty of dock doors and sprinklers. In Hungary most of them stand in the big-box parks along Budapest's M0 ring road and in the growing regional hubs.

What Class A means

Hungarian agents use Class A for modern logistics and light-industrial halls. A typical building has:

  • Clear height of 10–12 m, enough for five or six levels of pallet racking.
  • Floor load of 5–7 t/m² or more, on a flat, joint-free industrial floor that suits high racking and automated systems.
  • Dock doors with levellers, usually one per 1 000 m² or so, plus drive-in doors.
  • ESFR sprinklers, roof-level sprinklers that usually make in-rack sprinklers unnecessary.
  • A deep yard for articulated trucks, separate car parking and a modern office block.
  • Energy-efficient technology, often with a green certificate such as BREEAM.

Older or converted halls that miss some of these are listed as Class B.

The market

According to the BRF's industrial market report for Q2 2026, Hungary's modern industrial and logistics stock was 6 510 150 m², of which 4 179 890 m² was in and around Budapest. Vacancy around Budapest was 14.8% and 10.5% in the regions, so tenants have choice, particularly in larger units. Total demand around Budapest in the quarter was 175 510 m², with renewals making up 44% and pre-lets 26%; most deals were signed in big-box parks. The largest was a 45 750 m² pre-let in CTPark Vecsés.

Where you find Class A space

  • West of Budapest on the M1/M7: Biatorbágy, Páty.
  • By the airport: Üllő, Vecsés, Ecser.
  • North-east on the M0/M3: Fót.
  • South on the M5: Gyál, Alsónémedi and the BILK container terminal in Budapest's District 23.
  • Regional hubs: Győr, Székesfehérvár, Kecskemét, Debrecen and Pécs.

Examples include CTPark Budapest East, HelloParks Páty and HelloParks Fót, BILK Logistics Centre, East Gate Business Park and VGP Park Budapest Aerozone. Several are building new halls, so pre-lets are possible. See also all warehouses for rent in Budapest.

Rents and leases

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Office space in the building is charged at a higher rate. Leases are typically five years or longer, with indexation to euro inflation and a deposit or bank guarantee of three months. Smaller units, a few hundred square metres, cost more per square metre and are harder to find.

Frequently asked questions

What is the smallest Class A unit I can rent?

In most big-box parks, about 1 500–3 000 m². A few parks and smaller buildings let from 500 m².

Are rents quoted with VAT?

No. Rents are quoted net, in euro per square metre per month, plus VAT and the service charge.

How long does a fit-out take?

In an existing hall, a few weeks to a few months. For a building under construction, allow up to a year from signing, depending on the construction stage.
