Warehouses for rent in Budapest
Budapest is the hub of Hungary's logistics network: every main motorway radiates from the capital and meets the M0 ring road around it. Inside the city limits you can rent anything from a small city-logistics unit for last-mile delivery to a big-box distribution centre next to an M0 junction.

Where warehouses are in Budapest
Warehouse space in Budapest sits in a ring of industrial zones on the outer edge of the city, where the radial roads meet the M0, the motorway ring around the capital. Each zone faces a different motorway and serves a different kind of tenant:
- South Pest (districts 9, 21 and 23): the Csepel Freeport on the Danube, the BILK intermodal terminal in Soroksár and the industrial streets around Gubacsi út. The M0, M5 and M51 are close, and so is the airport.
- North Pest (districts 4 and 15): Újpest and the M3 corridor, with the Megyeri bridge carrying the M0 over the Danube towards Buda and the M2 towards Vác.
- East Pest (districts 10 and 17): older industrial land in Kőbánya and Rákosmente, on the roads leading out towards the eastern M0.
- South Buda (districts 11 and 22): Hunyadi János út in Újbuda and the newer parks at the M0–M6 junction in Budafok-Tétény, close to the M1 and M7.
What it costs and what you get
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Small units, office-heavy schemes and Buda locations ask more, older Class B halls in Pest less. Buildings range from a few hundred square metres to the 150 000 m²-plus BILK, and several parks rent out units of 50–100 m², which suits e-commerce start-ups and trade counters.
Class A space means new or recent halls with roughly 10–12 m clear height, dock doors with levellers, sprinklers and floor loads of 5 t/m² or more. Class B is usually older and lower but cheaper, and is often closer to the centre. Compare Class A warehouses with Class B warehouses before you set a budget.
The market in 2026
According to the BRF's figures for Q2 2026, Budapest and its surroundings hold 4 179 890 m² of modern industrial and logistics space, and vacancy fell to 14.8%. Most leases were signed in big-box parks. The quarter's largest deal was a 45 750 m² pre-let at CTPark in Vecsés, just outside the city near the airport. For a tenant this means real choice and room to negotiate on incentives, especially in parks delivered speculatively.
Pest or Buda
Most of the stock is on the Pest side, the flat eastern bank, where land is cheaper and the motorways to Szeged, Debrecen and the airport begin. Buda, west of the Danube, has fewer schemes, on the side facing Vienna and Lake Balaton.
Practical points
- Budapest restricts heavy goods vehicles by weight zones (3.5, 7.5 and 12 tonnes). A lorry over a zone's limit needs a permit from Budapest Közút through its TOBI system, so check the zone of an address before you sign.
- Leases for logistics halls usually run three to five years or more, with a deposit of several months' rent.
Frequently asked questions
How much does a warehouse cost to rent in Budapest?
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Small units and Class A space in Buda cost more.
Where should a 3PL or distributor look?
Near an M0 junction: Soroksár and the M5 for the south and the airport, the M3 corridor for the east and north, the M0–M6 area for the west.
Can I rent a small warehouse?
Yes. Several city parks let units of 50–100 m², and some offer even smaller storage rooms.
Do trucks need a permit in Budapest?
Lorries heavier than a zone's weight limit need an entry permit from Budapest Közút. Most logistics parks near the M0 are outside the strict inner zones.
