Warehouses for rent in Törökbálint

Törökbálint sits on Budapest's western edge where the M1 and M7 motorways leave the city, a few minutes from the M0 ring road. Its DEPO estate is one of the oldest logistics locations in Hungary, with rail sidings and halls that suit distributors who need space quickly and at a modest rent.

Why tenants choose Törökbálint

Törökbálint is the first town outside Budapest on the shared M1/M7 motorway, the route to Győr and Vienna on one side and to Lake Balaton and Croatia on the other. The M0 ring road, which links every motorway around the capital, is about five minutes away, so trucks reach the airport side or the M5 corridor without crossing the city.

Most of the warehouse stock is in the DEPO (Raktárvárosi út), an intermodal logistics estate that opened in the 1970s. It has its own railway sidings, a customs office, a restaurant and free parking, and hundreds of companies run storage and distribution from it. The newer, Class A space is along the motorway, for example LogStar Park West Gate M1/M7 on Tópark utca and the G.L.Outlet warehouse on Kinizsi Pál utca.

What the space is like

  • Older halls in the DEPO: many date from the late 1970s and 1980s, with lower clear heights than a new big-box park. Rents are among the lowest at the M0.
  • Newer units along the M1/M7: Class A halls with dock doors and sprinklers.
  • Unit sizes: buildings range from about 6 000 to 17 000 m², and units of 1 000–2 600 m² come up regularly.

If you look at an older hall, ask for the clear height, the floor load, the number of dock doors and how the heating works. A low rent can be offset by a higher service charge or energy bill.

Neighbouring locations

Budaörs next door has smaller halls in the BITEP industrial park. Biatorbágy and Páty, further out on the M1, have the large new parks. Inside the city, see Buda's warehouses and the area by the M1/M7 link road.

Frequently asked questions

How far is Törökbálint from central Budapest?

The DEPO is about 15 km from the city centre on the M1/M7. The M0 ring road is roughly five minutes away.

Is there rail access?

Yes, the DEPO has almost 3 km of railway sidings connected to the national network. Ask the landlord whether a siding reaches the hall you are interested in.

Can I rent a small unit?

Yes. The DEPO is split among many owners, so units of a few hundred square metres are easier to find here than in a new big-box park.
