Warehouses for rent in South Pest

South Pest is Budapest's southern gateway: Soroksár, Csepel and Ferencváros inside the city, Gyál, Alsónémedi, Szigetszentmiklós and Dunaharaszti beyond it. It is the only sector with road, rail and river freight side by side, and the M5 towards Szeged and Serbia starts here.

Road, rail and river

What sets South Pest apart is its mix of transport modes:

  • BILK, the Budapest Intermodal Logistics Centre in Soroksár, district 23, has its own M0 exit and a rail-road container terminal, with Class A halls and a contract logistics operation by Waberer's on the same estate.
  • The Csepel freeport in district 21 is a trimodal site on the Danube with river, rail and road access; Budapest DOCK has a building permit for a new Class A warehouse there.
  • The M5 runs to Kecskemét, Szeged and the Serbian border, the M51 links the city's south with the M0, and the M0 crosses Csepel Island and the Danube on the Deák Ferenc bridge to reach the M6 and M1/M7 on the Buda side.
  • The airport is about 20 minutes away along the M0.

The places

  • Inside the city: the Gubacsi út and Táblás utca industrial zone in Ferencváros, district 9, with CityPoint9 and Dél-pesti Üzleti Park, a short drive from the centre; Csepel's former Weiss Manfréd works and WM Művek; older halls in Soroksár and Alfa HUB in Kispest (district 19).
  • Gyál and Alsónémedi: established Class A parks with logistics services on Gorcsev Iván utca in Gyál, and HelloParks Alsónémedi, a few kilometres from the M0–M5 junction.
  • Szigetszentmiklós and Dunaharaszti: the Leshegy and ÁTI-Sziget industrial parks of Szigetszentmiklós on Csepel Island and the logistics halls of Dunaharaszti, with units of every size beside the M0.
  • Újhartyán, further out on the M5, for tenants who want lower land costs.

Rents and buildings

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Class A and Class B space are split almost evenly, and the stock runs from storage rooms of a few square metres to BILK's estate of over 150 000 m². Several sites offer storage and handling as a service rather than a bare lease; see warehouses with logistics services.

Labour

In a 2026 interview with the sales heads of WLP Hungary and RaktárAD, two developers active in south Budapest, WLP's sales head said that around 250 000 people of working age can reach the area (KSH data), that the BKK public transport network links the parks with their workers, and that access to labour now weighs as much in a tenant's decision as the rent. He named logistics providers, airport-related companies and manufacturers as the companies most interested in the area.

Who it suits

3PLs and forwarders that need rail or river connections, national distributors serving the Great Plain and Serbia, and city logistics companies that want to reach Pest's centre from Ferencváros or Csepel. For the airport parks, compare East Pest.

Frequently asked questions

Where can I find a rail-connected warehouse near Budapest?

At BILK in Soroksár, which has a container terminal on site, and at the Csepel freeport.

Is South Pest close to the airport?

Yes, about 20 minutes via the M0, which is why airport-related companies take space here too.

Are there small units?

Yes, in Csepel, Ferencváros and Soroksár, where city parks let units of a few hundred square metres or less.
