Warehouses for rent on the Pest side
The Pest side, everything east of the Danube in and around Budapest, holds most of the capital's warehouse space. Five motorways and the airport are here, the land is flat and cheaper, and the choice runs from city halls for last-mile delivery to the largest big-box parks in Hungary.

Three sectors east of the river
The Pest side is best read as three sectors, each facing its own motorways:
- North Pest: Újpest (district 4), district 15, Fót, Dunakeszi and Vác. The M3 to Miskolc and Debrecen and the M2 to Vác start here, and the Megyeri bridge carries the M0 to the Buda side. Typical parks: HelloParks Fót, East Gate Business Park, M3 Logisztikai Központ and Login Business Park.
- East Pest: the airport zone of Vecsés, Üllő and Ecser, plus Maglód, Nagytarcsa and Kőbánya. The M4 towards Szolnok, road 4 and the M31 link to the M3 meet the M0 here. CTPark Budapest East, HelloParks Maglód and VGP Park Budapest Aerozone are among the largest schemes around the capital.
- South Pest: BILK in Soroksár with its rail container terminal, the Csepel freeport on the Danube, Gyál, Alsónémedi and Szigetszentmiklós, on the M5 to Szeged and the M51.
Rents and stock
The Pest side is the cheaper bank. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. The stock is split almost evenly between Class A and Class B, and several large parks are under construction or have finished halls standing vacant, which keeps landlords open to incentives. According to the BRF, vacancy in Budapest and its surroundings was 14.8% at the end of Q2 2026, and the quarter's largest lease, a 45 750 m² pre-let at CTPark Vecsés, was signed on this side.
Why logistics concentrates here
- Motorways: the M2, M3, M4 and M5 all start in Pest, and the M0's eastern arc links them without entering the city.
- Air: Liszt Ferenc International Airport and its cargo area are on Pest's eastern edge.
- Rail and water: BILK's intermodal terminal and the trimodal Csepel freeport.
- Labour: the populous eastern and southern districts and suburbs, with suburban rail and bus links to most parks.
Inside the city or outside
For same-day delivery into central Pest, a smaller hall in district 9, 10 or 4 shortens every run, though inner districts lie in Budapest's lorry weight zones. For national distribution, a park just outside the city at an M0 junction avoids city traffic altogether. Compare the whole Budapest market, or the Buda side if your flows run west.
Frequently asked questions
Which part of the Pest side is best for air cargo?
East Pest: Vecsés, Üllő and Ecser border the airport, and Airport City Business Park in Vecsés has a customs office on site.
Is there rail-connected warehouse space?
Yes. BILK in Soroksár has a rail-road container terminal, and the Csepel freeport combines river, rail and road.
Where are the cheapest warehouses on the Pest side?
Usually in older Class B buildings inside the city, in Csepel, Kőbánya, Újpest and district 15.
