Warehouses for rent in North Pest

North Pest covers Budapest's northern districts, Újpest (district 4) and district 15 among them, and the towns north of them, Fót, Dunakeszi and Vác. The M3 towards Miskolc and Debrecen, the M2 towards Vác and the M0's Megyeri bridge to the Buda side all meet here, which makes it a natural base for the north and east of Hungary and for Pest's northern suburbs.

How the sector works

North Pest is built around three roads. The M3 leaves the city through district 15 and meets the M0 ring road beside Fót, then runs east to Gödöllő, Hatvan, Miskolc and Debrecen. The M2, an expressway with four lanes as far as southern Vác, follows the Danube north from the M0 past Dunakeszi to Vác. And the M0's northern section crosses the Danube on the Megyeri bridge, the only expressway bridge north of the city centre, so trucks reach Óbuda and road 11 without driving through Budapest.

The sector's warehouses fall into three groups:

  • Újpest, district 4: a former factory district with Class B halls close to customers, the Megyeri bridge area and Login Business Park on Ezred utca. Metro line M3 and tram 14 bring staff from across the city.
  • District 15: the M3 corridor inside the city limits, with M3 Logisztikai Központ on Székely Elek út, LogStar Park Városkapu and PARK 15, an energy-efficient scheme under construction on Régi Fóti út.
  • Fót, Dunakeszi and Vác: the big-box end. HelloParks Fót, at around 164 000 m² one of the largest parks around the capital, and East Gate Business Park sit at the M0–M3 junction; Dunakeszi's Pallag utca zone offers mid-sized halls with offices; Vác has a new hall with an office block under construction.

According to the BRF's report for Q2 2026, the second phase of HelloParks FT3 in Fót was one of only two new deliveries around Budapest in the quarter.

Rents and buildings

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. The parks at the M0 let from about 2 000 m²; in Újpest and district 15 you can find units of a few hundred square metres, and some city sites let storage rooms.

Who it suits

  • distributors serving north-eastern Hungary and Slovakia via the M3 and M30;
  • trade and service companies delivering to Újpest, Angyalföld, Rákospalota and the northern suburbs;
  • tenants who need ESG credentials: East Gate PRO in Fót has BREEAM-certified halls;
  • companies that cross to Buda regularly, via the Megyeri bridge.

Frequently asked questions

Is North Pest good for reaching Buda?

Yes, better than other Pest sectors: the Megyeri bridge carries the M0 straight across the Danube to Budakalász and road 11.

How far is the airport?

About 30–40 minutes by the M0's eastern arc, depending on traffic.

Can I rent a small unit here?

Yes. Újpest and district 15 have Class B halls and storage units well below 1 000 m².
