Warehouses for rent along the M1 motorway
The M1 is Hungary's motorway to Vienna and Bratislava, running from Budapest past Tatabánya and Győr to the Austrian border at Hegyeshalom. Its warehouses cluster at the Budapest end, where the M0 ring road meets it, and around Győr's car industry, with smaller sites at the towns in between.

The corridor
From Budapest the M1 leaves through Újbuda (district 11), shares its first kilometres with the M7, splits from it at Budaörs and meets the M0 ring road a few kilometres further on. It then runs west past Biatorbágy and Páty, Tatabánya (about 60 km), Győr (about 120 km) and Mosonmagyaróvár to the border at Hegyeshalom, where it continues as Austria's A4 to Vienna. Near the border, the M15 branches off towards Rajka and Bratislava. It is one of central Europe's busiest freight routes, linking Hungary with Austria, Germany and the Czech Republic.
Where the warehouses are
The Budapest end holds most of the stock, a short drive from the M0, the M7 and the city:
- District 11: city warehouses on Hunyadi János út, such as Lurdy Raktárbázis and ÚjbudaOne, by the M1/M7 link road.
- Budaörs and Törökbálint: mid-sized halls with offices, LogStar Park West Gate and the DEPO estate.
- Biatorbágy and Páty: the big-box parks, CTPark Budapest West, LogiCube Park and HelloParks Páty, about 184 000 m², plus Waberer's contract logistics at INPARK Páty.
Further west:
- Tatabánya, Nagyigmánd and Bábolna: mid-sized halls, some with logistics services, for the industrial towns of Komárom-Esztergom county.
- Győr: CTPark Arrabona and VGP Park Győr Béta near the Audi plant, Intertranscoop, and automotive logistics providers.
- Mosonmagyaróvár and Hegyeshalom: sites at the border, including a logistics provider at the M1–M15 junction.
Rents and buildings
The M1 is one of the dearer corridors. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. More than half the listed buildings are Class A, many energy-efficient or certified. Several landlords on the corridor run the warehouse for you; see warehouses with logistics services.
Who it suits
- distributors serving western Hungary, Austria, Slovakia and southern Germany;
- automotive suppliers and logistics partners of the plants in Győr, Tatabánya and the Budapest area;
- regional distribution centres that need both the M1 and quick access to Budapest through the M0;
- e-commerce firms with customers in Buda and the western suburbs.
For the Lake Balaton and Croatia route, see the M7 corridor, which shares the Budapest end.
Frequently asked questions
How long does a truck take from Budapest to Vienna?
Roughly three hours for the 240 km on the M1 and the A4, depending on the border and traffic.
Is the Budapest end or Győr better?
The Budapest end suits national distribution and city delivery; Győr suits supply to its plants and to Austria, at lower rents but with a tight labour market.
Are there big units on the M1?
Yes. The parks in Biatorbágy and Páty and the Győr parks offer buildings of tens of thousands of square metres.
