Warehouses for rent along the M0 ring road
The M0 is the motorway ring around Budapest, and almost every large logistics park around the capital stands near one of its junctions. A site on the M0 reaches every national motorway, the airport and both sides of the Danube without driving through the city's weight-restricted streets.

What the M0 is
The M0 is an unfinished ring of about 77 km around Budapest, 10–20 km from the centre. It was built in stages: the southern section between the M1 and the M5 opened between 1988 and 1994 and was widened in the 2010s, the section from the M5 to the M4 and the airport in 2005, and the eastern section to the M3 and the Danube crossing on the Megyeri bridge in 2008. The north-western quarter, between road 11 at Budakalász and the M1, has never been built, so the ring is really a horseshoe open towards the Buda hills.
Going round from the west, its main junctions are:
- M1 and M7 at Budaörs and Törökbálint: Vienna, Győr, Székesfehérvár, Lake Balaton;
- M6 near Érd: Pécs and the south-west;
- the Deák Ferenc bridge over the Danube from district 22 to Csepel Island;
- M51 and M5 in Soroksár and Gyál, with BILK's own exit: Kecskemét, Szeged, Serbia;
- road 4 and the M4 at Vecsés and Üllő: the airport, Szolnok, Romania;
- M31 at Nagytarcsa, a link to the M3 at Gödöllő;
- M3 at the edge of district 15, beside Fót: Miskolc, Debrecen, Nyíregyháza;
- M2 at Dunakeszi, then the Megyeri bridge to road 11 on the Buda side.
The parks along the ring
Each junction has grown its own cluster, and the sectors differ in rent and stock:
- East, at the airport: CTPark Budapest East in Üllő, about 200 000 m², CTPark Vecsés, VGP Park Budapest Aerozone and HelloParks Maglód. See East Pest.
- South: BILK in Soroksár with its rail container terminal, Gyál, Alsónémedi and Szigetszentmiklós on Csepel Island. See South Pest.
- North: HelloParks Fót and East Gate Business Park at the M3 junction, Login Business Park at the Megyeri bridge. See North Pest.
- South-west: park22 and the Faedra parks at the M6 junction, CTPark Budapest West in Biatorbágy and the parks of Budaörs and Törökbálint. See South Buda.
Most of the stock near the ring is Class A, with a large share of energy-efficient and ESG-certified buildings, and a typical park lets from about 2 000 m². Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list.
The market
According to the BRF's figures for Q2 2026, Budapest and its surroundings hold 4 179 890 m² of modern industrial space with 14.8% vacancy, and most leases are signed in big-box parks, which in practice means parks on the M0. The quarter's largest deal, a 45 750 m² pre-let at CTPark Vecsés, was a few hundred metres from the ring.
Choosing a junction
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Trucks pay Hungary's distance-based HU-GO toll on the M0 as on the other motorways, so a junction that saves kilometres saves money every day. For buildings with certificates, see ESG warehouses.
Frequently asked questions
Does the M0 go all the way round Budapest?
No. The north-western section between Budakalász and the M1 is missing, so traffic between north Buda and the M1 uses city roads.
Where on the M0 are the largest parks?
Around the airport in Üllő and Vecsés, at the M3 junction in Fót, and on the M1 just beyond the ring in Biatorbágy and Páty.
Can I find small units near the M0?
Some parks let from a few hundred square metres, and older estates such as Törökbálint's DEPO and Szigetszentmiklós's industrial parks offer smaller halls.
