Logistics warehouses for rent
A logistics warehouse is a hall where lorries load at dock doors from a ramp: here are the warehouses of that kind. Each building's page shows the clear height, the number of dock and drive-in doors, the floor load and the units to let; under the list you find the asking rents and the recent leases.

What makes a warehouse a logistics warehouse
A modern logistics warehouse is a large, open hall designed for lorry traffic. Its main features:
- dock doors: the lorry backs up to the ramp and the forklift drives level into its trailer; in a larger warehouse typically one dock per 800–1,000 m²;
- drive-in doors: for vans and forklifts, where the goods do not arrive by lorry;
- clear height: 10–12 metres in today's class A warehouses, enough for racking five to six levels high;
- floor load: typically 5 tonnes/m², for heavy racking and forklift traffic;
- fire protection: sprinklers, for high-bay storage typically an ESFR system;
- yard and truck parking: deep enough for articulated lorries to manoeuvre.
Where the docks are missing, the building is rather a hall or a storage warehouse: see the industrial halls for rent.
Where the logistics warehouses are
- Along the M0 ring road: most of Budapest's logistics market, with Biatorbágy and Törökbálint on the western section, Gyál, Alsónémedi and BILK in the south, and Üllő, Vecsés and Ecser near the airport in the east. See the warehouses along the M0.
- Along the M1: Győr and Tatabánya, serving the automotive supply chain: warehouses along the M1.
- Along the M5: Kecskemét and the south: warehouses along the M5.
- Along the M7: Székesfehérvár and towards Lake Balaton: warehouses along the M7.
- In the east: Debrecen and Nyíregyháza, where new factories brought demand for warehousing.
How much space you can rent
The large logistics parks (those of CTPark, Prologis, VGP, GLP) typically let units of 2,000–5,000 m², but many buildings also offer smaller units of around 1,000 m², and several are built to a tenant's specification (build-to-suit). A warehouse usually comes with an office and a social block of a few percent of the space let.
What to check when you lease
- The total cost: on top of the rent, a service charge and the utilities; the monthly total of two buildings with similar rents can differ a lot.
- The docks: how many lorries can load at once, and whether the building allows cross-docking on two sides.
- Room to grow: whether the park has an empty or new hall if your volumes grow.
- Access: the minutes to the motorway junction, and public transport for shift workers.
- The lease: logistics warehouses are typically let for 3–5 years, large units for 5–10, in euro and indexed.
What to compare between two warehouses is in our guide to comparing warehouses.
Frequent questions
What is the difference between a logistics warehouse and a hall? A logistics warehouse is built for lorry traffic, with docks, a high clear height and a floor made for racking. A hall is a wider term: a warehouse, a production hall or a workshop, often with drive-in doors and a lower clear height.
Can I rent a warehouse with logistics services? Yes: if you would rather outsource storage, picking and transport too, see the warehouses with logistics services.
How do I learn the exact rent? The buildings' pages show the rents the advertisers give; the exact offer, with the service charge and any incentives, comes with a request for an offer. The market's rents, as the advisory firms publish them, are on the industrial market data page.
