What District 3 offers

Óbuda is mainly residential, so warehouses here are a small, practical stock rather than a logistics zone. The sites are mixed-use: a hall or a few warehouse units with offices on the same plot, parking for staff and room for vans and a few lorries. Examples include the Aquincum Logisztikai Park on Szőlőkert utca, a few minutes' drive from the Árpád bridge, which pairs warehouses with a street-front office building; the Börze Kereskedőház on Bécsi út; and a complete industrial site to let on Ipartelep utca in the north of the district.

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Units start at about 50 m², so a small distributor can take storage and a sales office under one roof.

Getting in and out

North Buda is the one part of Budapest the M0 ring road does not reach. The routes out are:

  • Szentendrei út (road 11) north towards Szentendre and the Danube Bend, and south to the Árpád bridge and Pest;
  • Bécsi út (road 10) north-west towards Pilisvörösvár and Dorog;
  • the Megyeri bridge, which carries the M0 across the Danube from Budakalász, just north of the district, to Újpest, and from there to the M2, the M3 and the rest of the ring. See warehouses near the Megyeri bridge.

Szentendrei út and Bécsi út are both open to heavy goods traffic without a Budapest weight-zone permit, which helps a site here more than in many inner districts. Staff can arrive by the H5 suburban railway (HÉV) along Szentendrei út.

Who it suits

District 3 is a good fit for a business whose customers are in north Buda, Óbuda, Békásmegyer and the towns towards Szentendre and Pomáz: building supplies, spare parts, food and drink wholesale, installers. For national distribution or units of 10 000 m² and above, look across the river at District 4, Újpest, or at the M0 parks in south Buda.

Frequently asked questions

Are there large logistics halls in Óbuda?

Hardly any. The district's sites are mostly a few thousand square metres; the largest is a complete site in Békásmegyer with about 5 800 m² of buildings on a 13 500 m² plot.

How far is the M0 from District 3?

The M0 begins at the Megyeri bridge, which lands in Budakalász just north of Békásmegyer, so the ring is a short drive along road 11 from most sites.

Can I rent storage together with an office?

Yes, that is the norm here: most schemes combine warehouse units with offices on the same site.
