New parks at the M0–M6 junction
Almost everything here is modern: most of the district's stock is Class A, and several of the new parks are energy-efficient.
- park22 on Növény utca, beside road 6 and about 1 km from the M0: halls of about 10 m clear height, a 6 t/m² floor, dock doors and EV chargers, with offices attached.
- Faedra Business Park on Dűlő utca, where the M0 and M6 meet; the BRF's Q2 2026 report lists it among the new deliveries around Budapest. Faedra City on Bányalég utca is being built for a food wholesaler's own use, due in 2027.
- CTPark Budapest Érd, a large energy-efficient park just over the district boundary in Érd: its first hall was completed at the end of 2025, and more are being built.
- Older Class A and B space on Gyár utca and Bányalég utca, and a smaller warehouse by the Campona shopping centre.
Rents and units
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. The parks usually let from about 2 000 m² and ask for leases of five years or more, but some schemes offer units from 30 m².
According to the BRF, Budapest and its surroundings had 14.8% vacancy at the end of Q2 2026, and Faedra Business Park was built speculatively, so incentives such as rent-free months or a fit-out contribution are worth negotiating.
Access
- M0 directly, and through it the M6 to Pécs, the M1/M7 to Vienna and Lake Balaton, and across the Deák Ferenc bridge to Csepel and the M5.
- Road 6 (Nagytétényi út) leads into central Buda along the Danube.
- Trains from Déli station stop at Budatétény, and buses link the parks with Buda.
Who it suits
Regional distribution centres, 3PLs, e-commerce fulfilment and light industry that need modern specs and energy-efficient buildings. For older, cheaper space closer to the city, see District 11, Újbuda; for the M1 towns, Törökbálint and Érd. Energy-efficient buildings are listed under green warehouses; the west bank as a whole on the Buda page.

Yes. The M0, M6, M1 and M7 meet nearby, so western and southern Hungary are reached without crossing the city.
Are the warehouses in District 22 new?
Mostly. The parks at the M0–M6 junction were delivered in the past few years or are under construction, and several are energy-efficient.
What is the minimum unit size?
The big parks usually start at about 2 000 m², but some sites let much smaller units.
