Warehouses for rent in District 15, along the M3

The district's warehouse zones

District 15 (Rákospalota, Pestújhely and Újpalota) has two warehouse belts:

• Székely Elek út and Városkapu utca, close to the M3: the M3 Logisztikai Központ, a large base on two sites with about 65 000 m² of warehouses, storage units from about 100 m² up to several thousand square metres and a paved outdoor yard, and next to it the Antal Raktárak site. LogStar Park Budapest Városkapu M3 offers energy-efficient halls completed in 2022–2023.
• The north of the district towards Fót and the M0: Szilas Ipari Park, the P+P logistics park on Mélyfúró utca, warehouses on Mogyoród útja and Bogáncs utca, and PARK 15 on Régi Fóti út, a large energy-efficient scheme under construction.

Rents

District 15 is good value. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Check what is included, and ask for the service charge and utilities separately: the cheapest units may have low clear heights (3–8 m), no heating and no dock doors.

Access

• M3: the motorway towards Gödöllő, Miskolc and Debrecen starts within the city, along the district, and the M0 junction is about 3 km further on, at the city boundary. The M3 link road area page covers warehouses along this corridor.
• M0: via the M3 junction, and via Fót and the M2 to the north; across the Megyeri bridge to Buda.
• For staff: buses such as 125 and 170 serve Székely Elek út, and the M3 metro ends in neighbouring Újpest.

Who it suits

Distributors and 3PLs serving eastern and north-eastern Hungary, FMCG and electronics wholesalers, building materials, and companies that need a large site with a yard at a moderate rent. Because the district is inside the city, a depot here can also run same-day delivery rounds to north and east Pest. Next door, District 4, Újpest has more small city units, and the modern big-box parks continue just outside the city in Fót and Nagytarcsa. The district is part of the wider Pest market.

Outdoor storage, yes: the M3 Logisztikai Központ has a paved open yard. For rail access, look at BILK in Soroksár or the Csepel Freeport.
