Hunyadi János út and around

Hunyadi János út has long been an industrial street: factories, among them a prefabricated-panel factory, once stood here. Today their sites hold warehouse bases of very different ages and standards:

  • Hunyadi J. út 162., on the site of the former Albertfalva panel factory, a large Class B base with 24-hour security;
  • Lurdy Raktárbázis and the former Caola site, older halls divided into small and mid-sized units;
  • ÚjbudaOne Logisztikai Park, renovated Class A space listed among the ESG warehouses, with units from 400 m²;
  • Dan Üzleti Park on Vegyész utca, Class A halls with offices.

Elsewhere in the district you find pallet storage on Budafoki út, the Barázda Center, a small warehouse near Móricz Zsigmond körtér and a site by the Budaörs airfield on Repülőtéri út.

Rents and units

Újbuda's range is wide. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Units go from a few square metres of self-storage to several thousand square metres, so a growing business can stay in the district as it expands.

Access

  • The M1 and M7 enter Budapest at the district's western edge, so Vienna, Győr and Lake Balaton are directly reachable; the M0 is close via Budaörs or, to the south, along road 6 towards the M0–M6 junction in District 22.
  • Kelenföld station (mainline rail and the M4 metro) and the trams on Budafoki út and Fehérvári út bring staff in, a real advantage over the parks at the M0.
  • Vans reach central Buda, Gellérthegy and the Danube bridges in minutes.

Lorries are subject to Budapest's weight-zone rules in parts of the district; ask the landlord which routes their tenants' trucks use.

Who it suits

District 11 suits companies that deliver within Buda: e-commerce, building supplies, food wholesale, office supplies and service firms. It is also a good base for a business that needs both a warehouse and an office its staff can reach by public transport. For larger, modern halls, compare District 22 and the M1 towns such as Törökbálint. An overview of the west bank is on the Buda page.
