District 10, Kőbánya, is an old industrial district between inner Pest and the city's eastern edge. Its warehouses are mostly older Class B halls and workshops on former factory land, cheap and central, and suited to wholesalers, trade businesses and service companies serving eastern Pest.

Kőbánya as a warehouse location
Kőbánya grew up around quarries, brickyards and breweries, and large parts of the district are still industrial. Rather than a single logistics park, it offers converted factory sites and business parks where warehouse space, workshops and offices share one plot. Typical examples:
- M47 Vállalkozói Park on Maglódi út, a business park with warehouses of about 50–1 500 m².
- small workshop and storage units in side streets such as Paprika utca;
- sites near Fehér út and Örs vezér tere, the eastern terminus of the M2 metro, which is easy for staff to reach.
Maglódi út runs between the Téglagyárdűlő and Óhegy neighbourhoods, where many former factories have been turned into warehouses and showrooms, so expect a mix of neighbours.

Buildings are older, so check the hall's clear height (often well below the 10 m of a modern park), the heating, the floor and the loading arrangement: many units have ground-level doors rather than docks.
Access
- Jászberényi út, which continues as Pesti út (road 31) through District 17, leads east to the M0 ring road.
- Üllői út and the Ferihegy expressway, south of the district, lead to the airport and the M0's south-eastern section.
- Towards the centre, Kőbányai út and Fehér út reach inner Pest and the Hungária körút ring road quickly, which is what makes the district useful for city delivery.
Several streets are in Budapest's weight-restricted zones for lorries, and some sites advertise access without a weight limit; ask about yours.
Who it suits
A tradesman's store, a regional wholesaler, an e-commerce business picking parcels for eastern Pest, an events or catering company with equipment to store. For modern Class A logistics space, look further out at District 15 and the M3, at Soroksár in the south, or at the parks just outside the city in Maglód and Ecser.
