Commercial real estate investment across the CEE-6 markets reached EUR 5.8 billion in the first half of 2026, marking a significant improvement on recent years and confirming that investor confidence is returning to the region. However, this is not a broad-based recovery. Capital is flowing selectively towards assets offering resilient income, strong ESG performance and long-term relevance in a changing economic environment.

Limited move to speculative logistics development in CEE

A continued recovery in the CEE industrial sector is expected with increasing demand and low vacancy. Although the major international industrial developers have sites across the region, they are still focusing speculative development on Poland and Western Europe. Development activity in CEE is driven by built-to-suit projects with limited speculative investment.
