The project will be located on Bányalég Street, within one of Budapest’s strategically important logistics hubs, offering direct connectivity to the M0 ring road and the M6 motorway. The location provides excellent infrastructure for intensive daily distribution operations and nationwide food logistics activities.
Due to the uncompromising technological requirements of food logistics, the project is being developed under a classic Build-to-Own (BTO) structure, specifically designed around the future owner’s unique operational specifications. The facility will include temperature-controlled frozen storage chambers across multiple cooling zones, complemented by a custom-engineered warehouse structure utilizing 40-metre-span beams, as well as a specialised industrial flooring system developed for extreme low-temperature environments and heavy operational loads.
Operational workflows will also be supported by a modern office component of approximately 2,000 sqm, connected through a representative entrance and staircase equipped with elevator access.
Throughout the development, Faedra Group is placing strong emphasis on sustainability and long-term operational efficiency. The building will incorporate advanced energy systems, including integrated photovoltaic solutions and modern heat pump technology, supporting cost-efficient and future-proof operation.

Project preparation is already well underway, with earthworks successfully commenced. 108 Real Estate acted as intermediary between the parties. Scheduled for completion in the first quarter of 2027, the development is set to become one of Hungary’s most modern purpose-built food logistics centres.
