Warehouses for rent in South Buda
South Buda is where the motorways to Vienna, Lake Balaton and Pécs leave Budapest: Újbuda and Budafok-Tétény inside the city, Budaörs, Törökbálint, Biatorbágy, Páty and Érd beyond it. It holds the largest share of new, certified Class A space on the Buda side, at rents above the Pest average.

Three motorways and the ring
The sector is defined by its roads. The M1 (Győr, Vienna, Bratislava) and the M7 (Székesfehérvár, Lake Balaton, Croatia) leave the city together and split at Budaörs. A few kilometres further out, the M0 ring road starts from the M1, crosses the M7 four kilometres on and meets the M6 to Pécs near Érd before it crosses the Danube on the Deák Ferenc bridge towards Csepel Island, the M5 and the airport. Within a 15-minute drive you can reach three national motorways without touching city traffic.
Where the warehouses are
- District 11, Újbuda: older city warehouses on Hunyadi János út and Budafoki út, such as Lurdy Raktárbázis and Hunyadi J. út 162., plus newer schemes like ÚjbudaOne, close to the M1/M7 link road.
- District 22, Budafok-Tétény: new parks at the M0–M6 junction, park22 on Növény utca and the Faedra parks; Faedra Business Park was one of the two new deliveries around Budapest in the BRF's Q2 2026 report.
- Budaörs and Törökbálint: mid-sized halls with offices, the Antana business park and the long-established DEPO estate with its rail sidings.
- Biatorbágy and Páty: the big-box parks on the M1, CTPark Budapest West and HelloParks Páty, one of the largest and greenest parks around the capital, with more under construction.
- Érd and Martonvásár: CTPark Budapest Érd on district 22's border with Érd, with more space under construction, a logistics provider in Érd and a site in Martonvásár between the M7 and the M6.
Rents and buildings
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. More than half the stock is Class A, and much of it is energy-efficient or ESG-certified (green warehouses). The M1 parks usually let from about 2 000–3 000 m²; the city sites in district 11 offer far smaller units.
Who it suits
- regional distribution centres serving western Hungary, Austria, Slovakia and Slovenia;
- suppliers to the car and electronics plants of Győr, Tatabánya and Székesfehérvár;
- companies delivering to Buda's residential districts and the western suburbs;
- tenants whose parent company requires BREEAM or a similar certificate.
If your trucks mostly head east or south, the Pest side is usually closer and cheaper.
Frequently asked questions
Why are South Buda rents higher than in Pest?
The stock is newer and smaller, land on the M1 and M7 is scarce, and the area serves Buda's higher-income districts.
Is South Buda good for reaching the airport?
It works, via the M0 and the Deák Ferenc bridge, but East Pest is much closer.
Where are the largest units?
In Biatorbágy and Páty on the M1 and in district 22 at the M0–M6 junction.
