On the M1, west of Budapest
The Páty logistics zone lies along the M1, beyond the M0 interchange, about 10 km from the M7 junction. Trucks reach Győr, Vienna and Bratislava to the west and the whole M0 ring around Budapest to the east. The village itself is small, so most staff come from Budapest's western districts, Budakeszi, Biatorbágy and Zsámbék.
What you find here
- HelloParks Páty, at the Sasfészek-tó rest area on the M1, is one of the largest logistics parks around Budapest. Its halls are certified BREEAM "Outstanding" and verified under the EU taxonomy. Units start at a few thousand square metres; rents are around 6 €/m²/month.
- INPARK Páty on Csonka János utca, an established industrial park with Class A halls, including the Waberer's warehouse, where the operator offers storage with services.
- LGI Hungária in the Prologis park, another provider that runs warehousing for clients.
Who it suits
Páty suits large distributors, e-commerce operations and manufacturers that need modern big-box space on the Vienna axis, and companies whose group requires green or ESG-certified buildings. Smaller tenants will find more choice in Budaörs and Törökbálint; Biatorbágy, next door, offers similar large parks.
Frequently asked questions

About 6 km along the M1, a few minutes by truck.
What does BREEAM "Outstanding" mean for a tenant?
It is the highest rating of the British green building standard. In practice it means lower energy use, solar power on the roof in many cases, and a building your group can report as sustainable.
What lease length is usual?
Big-box landlords here generally ask for five years or more.
