Warehouses for rent in Nagykanizsa

Nagykanizsa is the last large town on the M7 before the Croatian border, on the route between Budapest and Zagreb. Its industrial park offers Class A halls at rents well below the Budapest market, and some landlords run the warehouse for you as a logistics service.

A border town on the M7

Nagykanizsa lies in south-west Hungary, about 210 km from Budapest on the M7 motorway. The Croatian border at Letenye is roughly 25 km away, where the M7 joins Croatia's A4 towards Zagreb. The M70, which branches off near Letenye, leads to Slovenia and on to Maribor and Graz. The Adriatic ports of Rijeka and Koper are within a few hours by truck, so the town works as a base for flows between Hungary, the Balkans and northern Italy.

The city's industrial park and logistics centre lies below the M7, with direct motorway access. Companies such as Nilfisk, Scania and DAB Pumps, and the logistics company Gartner, have sites here.

What the space is like

  • Class A halls: the listed buildings range from about 3 500 to 18 000 m², for example the warehouse on Vámház út in the industrial park and Sprint Nagykanizsa M7 on Ipartelep utca.
  • Specialist storage: one hall on Bajcsai út is built to store lithium-ion batteries, which needs fire separation and permits that a standard warehouse does not have.
  • Rents: asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list.
  • Logistics services: some landlords offer storage with handling, so you pay per pallet rather than lease a whole hall. See warehouses with logistics services.

What to ask a landlord here

Regional halls are often built for one user. Before signing, check the clear height, the number of dock doors, the yard depth for articulated trucks and whether the hall has a fire-protection permit for the goods you store, especially batteries or chemicals.

Who it suits

The town suits companies that supply plants in Croatia, Slovenia or Austria, cross-border distributors, and manufacturers that want lower operating costs than near Budapest. Labour comes from the town and the surrounding Zala and Somogy villages; ask the landlord how other tenants recruit. For a site closer to Austria, compare Győr; for one between the border and Budapest, Székesfehérvár on the same M7. All locations: warehouses for rent in Hungary.

Frequently asked questions

How far is Nagykanizsa from the Croatian border?

Can I rent space with handling included?

Yes. Several landlords offer storage with logistics services, which suits a company entering Hungary without its own staff.

Are rents lower than around Budapest?

Yes. The asking rents of the halls listed here are well below those of the parks on the M0 ring road.
