What halls you find here

A hall is a wider term than a logistics warehouse. This list holds two kinds:

  • halls fit for production (production halls, manufacturing halls): where the landlord allows manufacturing or light industry, and the building has the power supply, the floor and the social rooms for it;
  • storage halls with drive-in doors: halls without lorry docks, where vans and forklifts drive in at ground level. They suit storage, workshops, service centres and e-commerce stock.

The dock-level warehouses built for lorry traffic are among the logistics warehouses for rent.

What to check when you rent for production

  • Zoning and permits: the plot's zoning (commercial, industrial) has to allow the activity, and a business site permit or notification may be needed. Ask the landlord what has already been permitted for the building.
  • Power supply: compare your machines' demand (kVA) with the hall's connected capacity; an upgrade can take months.
  • Floor and clear height: heavy machinery and a crane, if you need one, depend on the floor load and the hall's structure.
  • Social rooms: changing rooms, washrooms and a canteen for shift workers; many halls also have an office part.
  • Noise, vibration, waste: neighbouring tenants and nearby housing can limit the shifts.

What to check when you rent for storage

  • The doors: whether your vehicles fit, and whether one door is enough for your volumes.
  • The clear height: a 6–8 m hall takes racking three to four levels high, which sets the number of pallets you can store.
  • Heating: a heated hall can be used for workshops and packing in winter too.
  • Access and parking: a loading yard, parking for staff and customers.

Where the halls for rent are

Smaller halls are found in Budapest too, mainly in the 11th, 9th, 4th and 22nd districts; the larger ones are in the agglomeration and along the motorways: see the warehouses along the M0, and the offer in Budaörs, Fót and Gyál, and the county's halls among the industrial halls in Pest County. Elsewhere, the larger industrial towns such as Győr, Székesfehérvár and Debrecen are worth a look.

Frequent questions

How large a hall can I rent? The offer ranges from workshops of a few hundred square metres to production halls of several thousand; under the list you see what sizes are to let now.

What does renting a hall cost? Each hall’s asking rent is shown in the list. On top come the service charge and the utilities; for production, electricity can be a large item.

Can I rent for a short time? Some smaller halls are let for 1–2 years; halls fitted out for production are typically let for 3–5 years, as the fit-out is paid back over the lease.
