Warehouses for rent in District 9, Ferencváros

The southern end of District 9, Ferencváros, is Budapest's closest real warehouse zone to the city centre. Along Gubacsi út and Táblás utca, former factory land now holds city-logistics bases and business parks, a good fit for last-mile delivery, wholesale and companies that want a 3PL partner a few kilometres from inner Pest.

Gubacsi út and Táblás utca

Gubacsi út runs through the Gubacsidűlő industrial area, linking Könyves Kálmán körút, the outer ring road of Pest, with Határ út at the district's southern border. It is a busy alternative to Soroksári út, and the blocks between it, Illatos út and Táblás utca are lined with warehouses, small plants and supply centres that serve the city.

Typical schemes:

  • CityPoint9 raktárbázis on Gubacsi út, a large city warehouse base with both Class A and Class B units.
  • Dél-pesti Üzleti Park on Táblás utca, a Class A business park.
  • InNove Business Park, also on Táblás utca, where the operator offers logistics services as well as space: useful if you would rather outsource storage, picking and delivery than run your own team.

Outside this zone, a few smaller warehouses are scattered further in, for example on Üllői út and Ecseri út.

Rents and sizes

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. You pay a little more than at the M0 for being this close to customers, and less than the inner-city alternatives, which are shops and basements. Units start at about 40 m², and the larger bases have several thousand square metres available.

Access and trucks

From Gubacsi út, Könyves Kálmán körút takes vans to most of Pest in minutes, and Határ út and Soroksári út lead south towards the M5 and the M0, a short drive outside peak hours. Buses 54 and 55 serve the area for staff.

The zone lies in Budapest's Dél-Pest 12-tonne zone for goods vehicles, but lorries delivering to it count as destination traffic, which is exempt. Vans and rigid trucks are fine; for articulated lorries, check the exact street with Budapest Közút before you sign, and ask whether the site already holds entry permits for suppliers.

Who it suits

Courier and e-commerce depots, food and drink wholesalers, pharmaceutical and spare-parts distributors serving central Pest, and service companies that need storage near their crews. For big-box space, the next stops south are District 21, Csepel and District 23, Soroksár. The wider picture is on the Pest warehouses page.

Frequently asked questions

How close are District 9 warehouses to the city centre?

Gubacsi út is only a few kilometres south of the inner city along the outer ring road, which is why it is popular for last-mile delivery.

Can lorries reach the Gubacsi út warehouses?

Yes. The area is in a 12-tonne zone, but lorries delivering here count as destination traffic, which is exempt; check the exact street with Budapest Közút.

Can I outsource the logistics instead of renting a hall?

Yes. Some parks here, such as InNove Business Park, offer storage and logistics services as well as space.
