Warehouses for rent on the Buda side
The Buda side is everything west of the Danube: Buda's districts and the towns beyond them, from Érd and Páty to Pomáz. It is the gateway to Vienna, Lake Balaton and Pécs, with fewer warehouses than the Pest side but a high share of new, certified Class A parks.

Where the Buda-side warehouses are
West of the Danube the market is concentrated in a belt where the M1 (to Győr and Vienna), the M7 (to Lake Balaton and Croatia) and the M6 (to Pécs) leave the city and meet the M0 ring road. Most buildings stand in South Buda:
- District 11 (Újbuda): older city warehouses on Hunyadi János út and Budafoki út, such as Lurdy Raktárbázis, a few minutes from the M1/M7 entry into the city.
- District 22 (Budafok-Tétény): new parks at the M0–M6 junction, including park22 and the Faedra parks; Faedra Business Park was among the new deliveries of Q2 2026 in the BRF's report.
- Budaörs and Törökbálint: mid-sized halls with offices and the long-established DEPO estate, right where the M1 and M7 split.
- Biatorbágy and Páty: the big-box end of the market. CTPark Budapest West and HelloParks Páty, at around 184 000 m² one of the largest parks around the capital, sit on the M1.
- Érd and Martonvásár: further south on the M6 and M7; CTPark Budapest Érd stands on district 22's border with Érd, with more space under construction.
North of the M1 the stock thins out: North Buda has a handful of mixed sites in Óbuda, Pomáz and Pilisvörösvár.
Rents and buildings
Buda is the dearer side. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. In return, a larger share of the stock is Class A, much of it with BREEAM certification or energy-efficient design. Units range from small storage rooms in city schemes to tens of thousands of square metres in the M1 parks, where 2 000–3 000 m² is a typical minimum.
The Danube question
The M0 runs only around the south of Buda. To reach the Pest side, the airport or the M5, trucks cross the Danube on the M0's Deák Ferenc bridge between district 22 and Csepel Island; in the north, the Megyeri bridge links Budakalász with Újpest. Most city bridges in between lead into Budapest's weight-restricted zones. So a Buda-side warehouse works best when your flows run west and south-west: Vienna, Bratislava via the M1 and M15, Győr's car industry, Székesfehérvár, Lake Balaton and Pécs. If most trucks head to Szeged, Debrecen or the airport, compare the Pest side.
Who it suits
- distributors serving western Hungary, Austria and Slovenia;
- automotive and electronics suppliers on the Győr–Budapest–Székesfehérvár axis;
- e-commerce and trade companies delivering to Buda's affluent residential districts and the Buda hills;
- groups with ESG reporting that need a certified building (ESG warehouses).
Frequently asked questions
Why are rents higher on the Buda side?
The stock is smaller and newer, land along the M1 and M7 is scarce, and the side serves the higher-income Buda districts.
Can I serve Pest from a Buda-side warehouse?
Yes, over the M0's Deák Ferenc bridge to the M5 and the airport, but daily deliveries across the river add time; most companies with Pest customers choose a Pest-side site.
Where is the newest space?
In district 22 at the M0–M6 junction and along the M1 in Biatorbágy and Páty.
