The western gateway on the M1

Biatorbágy lies about 20 km west of central Budapest, at the interchange of the M1 and the M0 ring road. From here trucks reach Győr, Vienna and Bratislava on the M1, Lake Balaton and Croatia on the M7, and the airport and the M5 and M3 corridors around the M0, all without driving through the city. That combination makes the town a favourite for companies that serve both Budapest and western Hungary or Austria.

The town also has a station on the Budapest–Győr railway line, and main road 1 runs through it, which helps staff who commute from the western suburbs.

What you find here

The stock is dominated by CTPark Budapest West, a large park on the town's edge between Tormásrét utca, Huber utca and Rozália Park, about 2 km from the M0 junction. Its halls range from about 26 000 to 30 000 m²; several carry BREEAM ratings, and parts are being built or extended. Other examples are LogiCube Park on main road 1 and the HAPP warehouse on Verebély László utca.

  • Rents: asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list.
  • Units: large buildings can usually be split into units of a few thousand square metres; whole buildings of 20 000 m² and more are available too.
  • Green features: many halls are energy-efficient or ESG-certified, which matters when your group reports on emissions.

Who it suits

Biatorbágy suits third-party logistics providers, e-commerce fulfilment and regional distribution centres that need modern specifications: 10–12 m clear height, dock doors, sprinklers and room to grow. For smaller or older, cheaper space, look at Törökbálint and Budaörs. Páty, next door on the M1, offers similar big-box parks.

Frequently asked questions

How far is Biatorbágy from Budapest Airport?

About 50 km by the M0 ring road, usually 35–45 minutes for a truck outside rush hour.

Are there buildings under construction?

Yes, CTPark Budapest West has a hall under construction, and LogiCube Park is planned to grow in further phases. A pre-let lets you influence the layout, office share and dock doors.

What lease length should I expect?

Developers of big-box parks generally ask for five years or more. Shorter leases are possible on smaller units, often at a higher rent.

Is Biatorbágy a good choice for a Class A warehouse?

Yes. Nearly all its listed buildings are Class A, which is unusual for a single town.
