Warehouses for rent in Pest

Pest, the flat eastern side of Budapest, holds most of the city's warehouse space. The motorways to Szeged, Debrecen and the airport all start here, and its industrial zones range from big-box parks at the M0 to affordable Class B halls a few kilometres from the centre, well placed for last-mile delivery.

Why most warehouses are in Pest

The east bank was Budapest's industrial belt for a century: the Csepel works, the Kőbánya breweries and brickyards, the factories of Újpest. Much of that land now holds warehouses, and the open land around the M0 ring road, the motorway around the capital, gave room for modern logistics parks. The M3, M5 and M0's eastern section all run through or along Pest, and Liszt Ferenc Airport is on this side too.

The main zones

  • South Pest: District 23 (Soroksár), home of the BILK intermodal logistics centre with its rail-to-road container terminal and direct M0 access; District 21 (Csepel), with the Danube freeport and the former Weiss Manfréd works; and the Gubacsi út zone of District 9.
  • North Pest: District 4 (Újpest), where Login Business Park sits at the foot of the Megyeri bridge, and District 15, with the M3 Logisztikai Központ and LogStar Park Városkapu along the M3.
  • East Pest: Kőbánya (District 10) and Rákosmente (district 17), with older and cheaper halls on the roads out towards the eastern M0.

Rents and stock

Pest is the cheaper side. Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Building sizes span the whole range, from a 100 m² storage unit to BILK, with more than 180 000 m² of warehouses one of the largest logistics sites in the region. Most of the space on offer is Class B: older but often closer to customers.

Big-box or city logistics

If you need 10 000 m² or more with modern specs, look at BILK in Soroksár or just outside the city at the big parks in Vecsés, Gyál and Fót. The BRF's Q2 2026 figures show that most leases around Budapest are signed in such big-box parks; the quarter's largest was a 45 750 m² pre-let at CTPark Vecsés. For same-day delivery into the city, a smaller unit in districts 9, 10 or 4 shortens every trip.

Frequently asked questions

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list.

The southern districts, Soroksár and the area around the M0, M5 and the Ferihegy road, and the towns of Vecsés and Üllő just outside the city.
