Warehouses for rent along the M85 expressway
The M85 expressway leaves the M1 at Győr and runs west through Csorna to Sopron and the Austrian border. Its warehouse market is mostly Győr's eastern industrial zone beside the Audi plant, with a smaller one in Sopron, close to Vienna and the Austrian state of Burgenland.

The corridor
The M85 begins at the M1 junction at Győr and runs about 93 km west and south-west through Enese and Csorna to Sopron. It was completed in stages between 2011 and 2024; the last section, with the Bécsi-domb twin tunnels at Sopron, opened in December 2024 and reaches the Austrian border at Kelénpatak (Klingenbach). On the Austrian side there is no motorway connection yet, and Burgenland restricts through traffic of lorries over 7.5 tonnes at that crossing, so long-distance freight to Vienna still uses the M1 at Hegyeshalom.
Where the warehouses are
- Győr: CTPark Arrabona and VGP Park Győr Béta on Hűtőház utca near Audi Hungaria, Intertranscoop on Puskás Tivadar utca, and automotive logistics providers such as Hungarian Automotive Logistics; also older halls in the city on Kandó Kálmán utca and Olaj utca.
- Sopron: older Class B space on Csengery utca, at low rents, for companies serving the Sopron area and Burgenland.
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Several landlords in Győr offer storage and handling as a service; see warehouses with logistics services.
Who it suits
Suppliers of the Audi plant, logistics partners of the automotive industry in north-western Hungary, and companies with customers in Sopron and eastern Austria. For the route to Vienna and Bratislava, compare the M1 corridor.
Frequently asked questions
Can trucks use the M85 to reach Vienna?
Only for local traffic: heavy through traffic at the Klingenbach crossing is restricted on the Austrian side, so freight to Vienna uses the M1.
What is available in Győr?
Modern Class A parks of tens of thousands of square metres near the Audi plant, logistics providers and smaller older halls in the city.
Are rents lower than around Budapest?
It depends on the building; each warehouse’s asking rent is shown in the list.
