City warehouses by the metro

Újpest was a separate industrial town until it joined Budapest in 1950, and its factories stood close to the main square. Today the streets around Újpest-központ, the terminus of the M3 metro, hold a compact stock of mainly Class B warehouses:

  • P+P Kereskedőház Újpest on Kiss Ernő utca, a trading base with warehouse units;
  • Schweidel Logisztika on Schweidel József utca;
  • LogStar Park Megyeri on Megyeri út, the newer Class A option towards the M0;
  • small spaces near Széchenyi tér and on Klauzál utca, some of only a few hundred square metres.

Euro rents run from about €3 to €6/m²/month, forint listings at roughly 1 900–2 100 Ft/m²/month. Units start at about 50 m².

Why choose a site here

  • Staff: the metro and the bus routes that start at Újpest-központ make the area one of the easiest warehouse locations in Budapest to reach without a car.
  • Customers: Váci út leads to Angyalföld, the Váci út office corridor and the centre, and a van can cover north Pest quickly.
  • Motorways: the M0 and the Megyeri bridge are at the northern edge of the district; see warehouses near the Megyeri bridge.

Large lorries face Budapest's weight-zone rules and town-centre traffic here, so the area suits vans and rigid trucks better than articulated lorries.

Who it suits

Wholesalers, trade counters, couriers, e-commerce shops and service companies whose staff commute by public transport. For bigger halls, look at the rest of District 4, at District 15 along the M3, or at the Pest overview.
