Warehouses for rent in Buda
Buda, the hilly west bank of the Danube, has less warehouse space than Pest but much of it is newer. Its logistics parks sit where the M0 meets the M1, M7 and M6, the motorways to Vienna, Lake Balaton and Pécs, and it suits tenants who serve western Hungary and Buda's residential districts.

Three warehouse zones on the Buda side
Warehouse space in Buda is concentrated in three districts (a kerület is one of Budapest's 23 numbered districts):
- District 22 (Budafok-Tétény): the newest stock, at the M0–M6 junction on the southern edge of the city. park22 on Növény utca, Faedra Business Park and CTPark Budapest Érd are typical: Class A halls, energy-efficient buildings, large yards.
- District 11 (Újbuda): the old industrial strip along Hunyadi János út and Vegyész utca, a short drive from the M1/M7 entry into the city. Mostly Class B space in former factory sites such as the Lurdy Raktárbázis and Hunyadi J. út 162., plus newer schemes like ÚjbudaOne.
- District 3 (Óbuda): a handful of mixed warehouse and office sites near Szentendrei út and Bécsi út, the only practical location for north Buda deliveries.
Rents and units
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. In return you usually get newer buildings and shorter distances to the affluent Buda neighbourhoods. Units start small in the city schemes (a few dozen square metres of storage) and at roughly 2 000 m² in the big parks at the M0.
Access and its limits
The M0 ring road runs around the south of Buda only. North of the M1 there is no M0 section on the Buda side, so the Óbuda sites rely on Szentendrei út, Bécsi út and road 11, and on the Megyeri bridge, which carries the M0 across the Danube to Pest. If you serve Vienna, Győr or Lake Balaton, south Buda is efficient; if your trucks mainly head east to Szeged or Debrecen, the Pest side is usually closer.
Just outside the city limits, the warehouse market continues in Budaörs, Törökbálint and Biatorbágy along the M1 and M7, which are worth comparing on price.
What to check
- Clear height and floor load: the new parks offer about 10–12 m and 5 t/m² or more; older halls in district 11 may be 6–8 m.
- Whether your lorries will cross a Budapest weight zone that needs an entry permit.
- Energy certification if your group reports on ESG; see ESG warehouses.
Frequently asked questions
Is it more expensive to rent a warehouse in Buda than in Pest?
Often, because Buda’s stock is newer and scarcer; compare each warehouse’s asking rent in the list.
Which Buda district is best for a large distribution centre?
District 22, at the M0–M6 junction, where the new Class A parks are and the M0 gives direct access to the M1, M7 and M6.
Can I serve central Buda from a nearby warehouse?
Yes. District 11 sites on Hunyadi János út are a short drive from Újbuda, Kelenföld and the Buda centre, which makes them useful for last-mile delivery.
