Class B warehouses for rent in Hungary
Class B warehouses are older or converted halls that miss some of the specifications of a modern big-box building, but cost less and are often closer to the city. They suit tenants who need a few hundred to a few thousand square metres, an office on site and quick access to customers in Budapest.

Show 30 moreWhat Class B means
Agents call a warehouse Class B when it works well for storage but falls short of the Class A standard in one or more ways:
- Lower clear height, often 6–8 m, which limits racking to three or four levels.
- Fewer dock doors, or ground-level doors only, where goods are loaded by forklift from the yard.
- Older floors and structures, sometimes with columns at shorter intervals, or crane rails in a former factory hall.
- Older building services: gas heating, older lighting, sprinklers not always present.
In exchange, a Class B hall is usually cheaper, easier to split into small units, and more often comes with offices or a showroom.
Where they are
Many Class B buildings stand inside Budapest, on former industrial sites with public transport: along Gubacsi út in District 9, Maglódi út in District 10, the former Weiss Manfréd works (WM Művek) in District 21 (Csepel), and the industrial zones of Districts 4, 15, 17 and 18. Staff can reach these by bus, tram or metro, which is rarely true of an M0 park.
Outside the city, Antana Business Park and the BITEP park in Budaörs, the DEPO in Törökbálint and Pallag utca in Dunakeszi are Class B locations close to the motorways. In the regions, the former Ikarus bus works in Székesfehérvár offer large halls at low rents.
Rents and units
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Some landlords quote in forints. Typical available units are a few hundred to a few thousand square metres, and leases are often shorter and more flexible than the five years a big-box landlord asks.
What to check before you sign
- Clear height and floor load, against your racking plan.
- Loading: number of dock doors, door height, yard depth for a 16.5 m articulated truck.
- Heating and energy: how the hall is heated, and whether your unit has its own meters. An old building can have a low rent and a high energy bill.
- Fire safety: whether the hall is permitted for your goods and stacking height, and whether there are sprinklers.
- Condition of the roof and floor, and who pays for repairs.
Frequently asked questions
Is a Class B warehouse suitable for e-commerce?
For a small or growing operation, often yes, especially inside the city for fast deliveries. Large fulfilment centres with automation need Class A floors and heights.
Why are Class B halls closer to the city?
Many are former factories and depots built when industry stood inside Budapest. The new parks were built on open land along the M0.
Can I get a short lease?
Often, yes. Class B landlords tend to be more flexible than big-box developers, so leases shorter than five years are easier to negotiate.
