We are looking for a long-term lease of a warehouse or industrial property in Budapest between 400–600 m², preferably on the ground floor, for the development of a premium fitness and group training studio. A minimum ceiling height of approx. 4 meters, good car accessibility and adequate parking facilities are important to us, and it is also an advantage if the property is easily accessible by public transport. We are looking for a space that can be heated and properly ventilated, has a washbasin or its design can be solved, and there is also the possibility of creating a changing room and shower. Adequate electrical capacity is important, and that the property can be used for sports and fitness functions, and that the moderate noise associated with music and training is not a problem. A larger, continuous, well-usable space with few supporting columns, a large industrial gate, a private or usable outdoor area, a clearly visible entrance, and the possibility of placing a sign or external branding are advantages. The ideal floor area is approx. 500 m². An existing fitness facility is not necessary; if a suitable property is available, we will carry out the conversion based on our own concept.
