Roughly 100-200 m2 of warehouse space + 30-60 m2 of office space, all in one place. Best case: a modern warehouse with a galleryed office space. There should be a place where it can be loaded with a forklift in the warehouse, or as an additional service, the place would also have a service of loading and unloading with a forklift. I would rent it for at least a year, if it works and can be expanded (e.g. there are movable or plasterboard walls), then even longer).
