Warehouses for rent along the M3 link road
The M3 link road is the motorway's urban section, which carries traffic from the Hungária körút ring road out of north-east Pest to the M0 junction. Warehouses along it range from city halls in districts 4 and 15 to big-box parks at the junction, all with a direct run towards Gödöllő, Miskolc and Debrecen.

What the corridor offers
Hungarians call the urban section of the M3 the M3 bevezető. Inside the city it runs as a multi-lane road with junctions; the tolled motorway begins at the Szentmihályi út junction in outer District 15. Warehouses cluster at both ends:
- Near the city: LogStar Park Budapest Városkapu M3 in District 15, with energy-efficient halls completed in 2022–2023, and older city warehouses such as Schweidel Logisztika in neighbouring Újpest.
- At the M0–M3 junction: HelloParks Fót, a large new logistics park in Fót with about 12 m clear height, 7 t/m² floors and BREEAM ratings up to Outstanding, the scheme's highest, and, further along the M0, smaller halls in Nagytarcsa.
Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. The smallest units start at around 120 m², and the big parks let from about 2 000 m².
Access
From the corridor, the M3 heads east, the M0 north to the M2 and the Megyeri bridge or south towards the airport and the M5, and the M31 links the M0 with the M3 further out. Into the city, the link road reaches Hungária körút directly. Staff can use the M3 metro, which ends at Újpest-központ, and the buses that feed it.
Who it suits
Distributors serving north-east Hungary, e-commerce operations that combine national dispatch with Budapest delivery, and companies moving from a city warehouse to a modern park without losing their workforce. The link road is congested at peak times inbound from the M0, so plan delivery windows accordingly.
Frequently asked questions
Where exactly is the M3 link road?
It is the M3's section inside Budapest, from Hungária körút through districts 14 and 15 to the M0 junction on the city boundary at Fót.
Is there modern Class A space here?
Yes, at HelloParks Fót and LogStar Park Városkapu M3; the city end also has older, cheaper halls.
Do I pay a toll on the link road?
Not on the inner part. The M3's toll section starts at the Szentmihályi út junction, so from there cars need an e-vignette and lorries over 3.5 t pay the HU-GO distance-based toll.
