HelloParks is setting new standards in the industrial real estate sector by not only achieving top-level BREEAM certifications but also ensuring that all of its eight operational warehouses meet the demanding sustainability criteria of the EU Taxonomy. This is a unique accomplishment, as to date, only HelloParks developments have received this recognition in Hungary. The certifications issued under Regulation (EU) 2020/852 confirm that all HelloParks buildings significantly contribute to climate change mitigation and to reducing carbon emissions from industrial real estate, while also complying with energy efficiency, water management, environmental protection, circular economy, pollution prevention, and biodiversity requirements. This EU classification system helps companies, investors, and policymakers align their efforts with more sustainable practices. In the logistics sector, sustainable development is crucial for regulatory compliance and financial viability, making modern, green buildings increasingly attractive.

Since January, the Hungarian real estate firm has added 188,000 sqm of BREEAM New Construction Outstanding-certified space to its portfolio, meaning that all completed HelloParks buildings now hold this rating in the highest levels. The most recent certification was awarded to the PT3 warehouse in Budapest West - Páty, making it the sixth HelloParks building to achieve Outstanding in the New Construction category, alongside PT1 and PT2 in Páty, FT2 and FT6 in Budapest North - Fót, and MG3 in Budapest Airport - Maglód. The company’s professional partners supported the certification process: ABUD Engineering, EY denkstatt and Realiscon. The company now has a total of 352,000 square metres of warehouses certified BREEAM New Construction Outstanding or Excellent.

The certificate confirms that the building and its entire lifecycle—from sourcing of materials and construction to operation—meet the highest sustainability standards. Only 3% of buildings worldwide meet the rigorous requirements of BREEAM’s highest level. In Hungary, HelloParks is currently the only developer delivering industrial and logistics warehouses that qualify for this rating. This is a significant advantage for tenants, as sustainability and energy efficiency are increasingly strategic business priorities, with considerable influence on corporate decision-making processes. 

HelloParks’ approach to sustainable development begins at the construction phase, with more than 85% of construction waste selectively collected and recycled, and almost exclusively ISO 14001-certified products used throughout the process. The completed buildings operate efficiently thanks to rooftop solar panels, which can reduce primary energy consumption in office areas to zero, heat pump-based heating and cooling systems, and HelloParks’ own proprietary mobile application. Outdoor areas are equipped with smart-ready lighting, and electric vehicle charging stations are available in warehouse car parks.

The company’s R&D and sustainability teams have also implemented a number of innovative solutions during construction, enabling HelloParks warehouses to be built with a significantly lower carbon footprint, which is a key step towards fulfilling the company’s HelloZero ESG strategy. These innovations include fibre-reinforced industrial flooring, low-carbon concrete structures, and the use of concrete reinforcement made entirely from recycled steel. As a result, the carbon footprint of the newly completed PT3 warehouse has been significantly reduced, even compared to PT1 which already had strong sustainability credentials.

HelloParks’ long-term ambition is to contribute to achieving carbon neutrality in the industrial sector. This is supported by a detailed climate neutrality roadmap extending to 2035. As part of this plan, the company will reduce the embodied carbon of new buildings by 25% this year and by 50% by 2030, compared to its earliest developments. A key milestone on this path is that, since 1 January 2025, the company is covering the entire electricity demand of its parks from renewable sources – both from its own on-site solar power plants and certified green energy providers – thereby achieving one of the targets set for 2028 in its sustainability strategy this year.
