The HelloParks Maglód megapark, which hold the Local Logistics Park title, is being built on 46 hectares in the catchment area of Budapest, can accommodate more than 200,000 square meters of industrial developments. The buildings will meet all modern logistics and industrial needs. The energy-efficient and environmentally friendly operation in these flexible buildings, is ensured by modern mechanical systems, solar park, electric car chargers and smart solutions, such as the HelloParks application that can also be used by the tenants.
The second 45,000-square-meter BigBox type MG3 building of HelloParks' Maglód park, which was handed over in January 2023, and it is the first industrial building in Hungary, that obtained the Outstanding rating in the BREEAM New Construction category. This ensures that the hall meets the highest sustainability requirements, which is unparalleled in Hungary. Currently the also 45,000 sqm BigBox-type MG4 is under construction in the park and is planned to be delivered in the last quarter of 2024. The minimum leasable unit in the buildings is 3,400 square meters.
For the first tenants of our buildings, we provide particularly large discounts in the form of rent-free period and other contributions, which we can be determined depending on the requested size, location and rent period.
HelloParks Maglód is located in the industrial zone of Budapest's eastern agglomeration, in an ideal location for local, national and international transport, near to the M0 motorway, the M4 and M5 highways, and the Liszt Ferenc International Airport. The area around this modern, sustainable and people-oriented industrial and logistics centre has excellent infrastructure and favourable labour supply.
HelloParks is currently constructing its all buildings to the Outstanding rating in the New Construction category of the BREEAM sustainability standard and and to the EU Taxonomy requirements. Worldwide, only 3 percent of properties meet these strict criteria, and HelloParks is the only developer in Hungary building industrial facilities in this category.
We place a strong emphasis on energy-efficient operations. Our proprietary mobile application connects to the intelligent Building Management System of our warehouses, providing tenants with valuable information. Through the app, tenants can remotely access technical data of their leased areas, monitor utility consumption, and adjust heating, ventilation, and lighting settings. The offices in our buildings can operate with zero primary energy consumption, thanks to the solar panels installed on the roofs. Even the rainwater collected on the warehouse roofs is used for irrigating the surrounding green areas. Common areas are lit with smart ready lamps, and electric car chargers are available in the warehouse parking lots.
In 2023, we developed a detailed climate neutrality roadmap as part of our sustainability strategy called HelloZero, which outlines our plans until 2035. This plan not only focuses on mitigating the impacts of climate change but also emphasizes sustainable water management and responsible waste management. From 2025, we will reduce embedded carbon by 25%, and by 2030 by 50% compared to our initial buildings, which have already exceeded regional standards by achieving values typical of Western European developments. This significantly reduces the burden from carbon emissions throughout the lifecycle of the building materials. On average, we will install 2.5 MW of solar panel capacity per facility in the future. For the operational carbon of our new buildings, our goal is to achieve net-zero emissions by 2028, ensuring 100 percent renewable energy supply.
