The freeport and the old works

Two sites dominate Csepel's warehouse market:

  • Budapest DOCK Szabadkikötő, the Csepel Freeport on Weiss Manfréd út: a public port and logistics park with quays on the Danube, a rail connection and container handling, operated by Budapesti Szabadkikötő Logisztikai Zrt. Its D1 project is a new Class A warehouse with dozens of dock doors and cross-docking, under construction; smaller units such as E4 are already available.
  • WM Művek, the former Weiss Manfréd (later Csepel Művek) works on Színesfém utca, a huge industrial estate now let as Class B warehouses, workshops and yards in many sizes.

Around them you find operators that offer logistics services, such as Ekol Logistics on Szikratávíró út, and smaller covered and open storage, for example on Duna utca and Fémformaöntő utca.

Rents and units

Asking rents differ from warehouse to warehouse; each warehouse’s asking rent is shown in the list. Units range from about 10 m² of storage to tens of thousands of square metres, and outdoor storage is easier to find here than elsewhere in Budapest.

Access

  • To the centre: Weiss Manfréd út leads north towards inner Pest, about 5 km from the freeport.
  • To the M0: about 7 km south, via the Halásztelek and Szigetszentmiklós junctions; from there the M0 crosses the Danube to the M6 and M1/M7 and continues east to the M5.
  • Over the Soroksár branch: the Gubacsi bridge links Csepel with Pesterzsébet (district 20), and Határ út and Gubacsi út lead on to District 9. The neighbouring Gubacsi railway bridge, the freeport's rail link, is due to be rebuilt.
  • Water and rail: the freeport is on the Rhine–Main–Danube waterway, and BILK's container terminal in Soroksár is within reach.

A bridge between Újbuda and Csepel, the Galvani bridge, has been planned for years but not built, so for now Buda is reached via the city bridges or the M0.
