HelloParks Alsónémedi will be a 60,000 sqm hall - the largest speculative industrial building in Hungary - on a 135,000 sqm site in the catchment area of Budapest. The building will meet all modern logistics and industrial needs. The building meets all modern storage and industrial requirements, offering large, contiguous areas of 15,000 square meters, a clear storage height of 12 meters, and a cross-dock option. This makes it an attractive solution primarily for logistics service providers, courier companies, shipping firms, as well as e-commerce and fulfillment enterprises. With its high power capacity, the building is also suitable for meeting specialized needs, such as establishing refrigerated or pharmaceutical warehouses.

The energy-efficient and environmentally friendly operation in this flexible building is ensured by a modern mechanical system, solar park, electric car chargers and smart solutions, such as the HelloParks application that can also be used by the tenants. The BigBox type development of HelloParks in Alsónémedi is built in line with the EU Taxonomy requirements and to the criteria of the Outstanding rating in the BREEAM New Construction category, thus meeting the highest sustainability requirements, which is unparalleled in Hungary. The minimum leasable unit in this warehouse is 3,400 square meters.

For the first tenants of our building, we provide particularly large discounts in the form of rent-free period and other contributions, which we can be determined depending on the requested size, location and rent period.
The building is located in the southern submarket of Budapest, close to the junction of the M0 and M5 motorways and the Budapest Liszt Ferenc International Airport as well as to a container terminal with rail connections. It has easy access from downtown Budapest, just 20 kilometres from Könyves Kálmán körút, which makes it excellent location for to automotive suppliers operating along the Kecskemét-Szeged axis. The AN1 hall is being built to the highest 'Outstanding' rating in the BREEAM New Construction category and will meet EU Taxonomy requirements. Globally, fewer than 3% of buildings achieve such standards, as the New Construction category evaluates not just the finished building but the entire design and construction process, from the sourcing and transportation of raw materials to waste management and the technologies used. HelloParks is the only one in the Hungarian market developing industrial properties under such stringent conditions.

This is in line with HelloParks' HelloZero sustainability strategy, which includes numerous solutions to significantly reduce the embedded carbon footprint. These solutions include industrial flooring with plastic fibers, concrete structures with reduced carbon footprint, and the use of 100% recycled rebar. Additionally, from the start of construction, waste is sorted, with over 85% being recycled, and ISO 14001-certified materials are used throughout the construction process. The completed building's efficient operation is supported by solar panels to be installed on the roof, ensuring zero primary energy consumption for the offices, a heat pump system for cooling and heating, and HelloParks' custom-developed mobile application. Even the rainwater that falls on the roof is utilized. Common areas feature smart-ready lighting, and electric car chargers will be available in the warehouse parking lot.
