The first phase of the LogiCube Park, which is a local investment, was inaugurated at the beginning of this year and the 2,700 sqm facility is fully let, therefore the development of the next phase will start as planned. The new warehouse, with a total area of almost 3,800 sqm can be divided into two parts, and the associated office space can reach to 500 sqm. It is expected to be handed over in summer 2024.

The LogiCube Park, developed by DEFACTORING Zrt., offers sustainable warehouses and high-quality office spaces of outstanding technical quality, primarily for small and medium-sized companies. The delivery of the 2,700 sqm facility developed in the first phase – which has in the meantime been awarded the BREEAM In-Use 'Excellent' rating – completed by early 2023, and fully let before handed over. The two tenants use this modern logistics facility as their company's headquarters.

In the second phase, which will start in October this year, the developer offers 3,800 sqm of Grade A high-end warehouse space and 500 sqm of Grade A office space. The logistics facility is planned to be divided into two parts of 2,000 and 1,800 sqm, with the possibility of creating office space fully adapted to the needs of the tenants. This is an ideal opportunity for businesses to set up their headquarters, allowing them to create a high quality, modern office tailored to their specific needs in the immediate vicinity of their warehouse or logistics centre, which covers thousands of square metres.

The modern technical and sustainability solutions already applied in the first phase of the project developed by the local developer – heat pump heating and cooling system, solar panels, green façade – will be implemented in the second phase as well, primarily through energy efficient operations and a commitment to developer sustainability.

The construction of the first phase of the LogiCube logistics park started at the end of 2021 and was handed over at the beginning of this year. Work on the second phase has started at the beginning of September 2023 and is expected to be handed over in the next summer. The development of the park is ongoing, with the final phase expected to be completed by 2028. The LogiCube Park is providing easy and quick access to the capital as well as the M0/M1/M7 motorways, making it an ideal choice for the logistics needs of small and medium-sized enterprises. The park is also accessible by public transport thanks to the railway station and bus stop nearby.

Pre-leasing negotiations for the second phase of LogiCube Park have already started with 108 Agency as the exclusive partner of the investor.
